The whole development site is 51.91 acres. The preliminary plat proposes to develop 153 townhomes and 19 single- <br />l'amily lots. The subject property has 2 different land use designations: Medium-Density <br />Residential (proposed PUD) and Mixed Use (Town Center - TC4a). The Medium-Density <br />po~-tion of the plat is 33.12 acres (including the 1st and 2nd Additions) with a net density of 6.9 <br />units per acre (allowable is 7 units per acre). The Mixed-Use portion of the plat is 7.83 acres and <br />has a net density of 9.9 units per acre (allowable is 10 units per acre). <br /> <br />Setbacks and Lot Standards. Setbacks and lot standards also vary across the plat. In the northern <br />part of the plat, there are 8 townhouse units that do not meet setback requirements from the <br />private roads and/or public street right of way. Most of the single-family lots do not meet R-1 <br /> <br /> <br />
