Commission recommended that the buildings facing Bunker Lake Blvd. be required to meet the 35% brick requirement. Park Dedication/Trails. At their March 10, 2005 meeting, the Park Commission recommended that park dedication requirements for the plat be fulfilled with a cash payment. Grading. Engineering staff will be providing comments on the grading plan at the meeting. The applicant is requesting permission to begin grading work on the northern half of the site (between the 1 ~,t Addition and 149th Avenue) prior to receiving final plat approval. The applicant received permission to do this with the 1st and 2nd Addition of Town Center Gardens. Staff is recommending this request be .granted again, contingent on the applicant entering into a Development Agreement for the grading work. Rcco~nmendation: Staff is recommending approval of the preliminary plat and site plan, contingent on the City Staff Review Letter, Engineering Staff review comments, revision of the architectural elevations to include additional brick on the units on Bunker Lake Blvd, and the developer entering into a Development Agreement to begin grading work prior to receiving final plat approval.
