The property proposed to be developed in this phase is <br />approximately 33 acres in size, and is generally located on Bunker Lake Blvd at Ramsey Blvd. <br />The subject property has 2 different land use designations: Medium-Density Residential (R-2 and <br />proposed PUD) and Mixed Use (Town Center - TC4a). The Medium-Density portion of the plat <br />is 44.21 acres (including the 1st and 2nd Additions) with a net density of 6.85 units per acre <br />(allowable is 7 units per acre). The Mixed-Use portion of the plat is 7.83 acres and has a net <br />density of 9.9 units per acre (allowable is 10 units per acre). <br /> <br />Associate Planner Geisler noted the setbacks and lot standards also vary across the plat.
