Preliminary Plat and Site Plan Review: Town Center Gardens 3rd Addition <br />February 25, 2005 <br />Revised: March 31, 2005, April 8, 2005 <br />Page 7 of 8 <br />Sewer and Water Trunk Fees: Sewer and water trunk fees will need to be paid prior to the <br />release of the final plat for recording. It should be noted that the Trunk fees in effect at the time <br />of final plat approval is what will be charged. <br /> <br />Landscaping Plan/Tree Preservation: Using the canopy cover formula, the minimum required <br />canopy cover for the site is 242,648 square feet. A combination of deciduous and coniferous <br />overstory trees, ornamental trees, and shrubs are included in this plan totaling 260,909 square <br />feet. The plantings along the streets consist of species that are considered to be moderately <br />tolerant or tolerant of salt spray. All species are considered to be acceptable or preferred as <br />outlined in the Ramsey Tree Book and the sizes all meet or exceed the minimum requirements. <br /> <br />A revised Landscaping Plan has been submitted and is acceptable. A tree preservation plan was <br />submitted fbr the overall site as part of the first phase of Town Center Gardens. The trees that <br />were slated for preservation remain intact and should nor be affected by this phase of the <br />development. <br /> <br />Ground Cover/Irrigation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be provided throughout <br />the development where sodded and landscaped areas will be established. Any irrigation systems <br />Mil need to be reviewed and approved by the City Engineer, <br /> <br />Mailbox Location: The placement of mailboxes for the townhome units should be located along <br />the private streets when possible. Location of mailboxes along public streets will need to be <br />clustered and is subject to the review and approval of the Streets Supervisor, <br /> <br />Address Signage: The City will be requiring an address location sign (specifying the unit <br />addresses) to be placed at the entrance of all private streets. The required signage will assist <br />emergency services in locating a specific unit when called to the site. The address signage is <br />subject to the review and approval of the City Engineer and Police Chief. <br /> <br />REU Number: The City has enacted a quarterly drainage utility charge that is applicable to the <br />proposed development. Townhouses and single-family units are charged the same rate. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other <br />regulatory agencies. <br /> <br /> <br />
