Mr. Leper indicated that looking at the demographics of the area they determined this plan is <br />best, and they are achieving more density in other areas with other products. <br /> <br />Chairperson Nixt stated this plan is showing a density of eight units per acre. He indicated there <br />is a lhir amount of density available in the area, and the goal is to maximize density where they <br />can. I le stated he thinks they should look at appropriate density for the area. He noted the 66- <br />l'oot single-family lots would require a PUD. <br /> <br />Associate l'lanner Wald agreed they would not meet code, which is something that would have to <br />be considered. <br /> <br />Chairperson Nixt indicated he can see there would need to be density transitioning, especially in <br />thc northwest corner. <br /> <br />Chairperson Nixt stated the 66-foot lots give him some concern. He indicated the plan could be <br />accomplished through a PUD. <br /> <br />Mr. Leper indicated that as a whole they are expecting this would go through as a PUD. He <br />stated they are looking at bringing in a single-family use that is not in Ramsey now, and an <br />apartment product to provide the density. <br /> <br />Chairperson Nixt noted it appears they are borrowing density from one area to another. He stated <br />while he does not disagree with the concept, the code does not allow that right now, and each <br />parcel as represented will have to meet code. He stated that as a PUD, he does not know if the <br />single-l'amily lot sizes will work. <br /> <br />Associate Planner Wald asked if Chairperson Nixt was concerned with the 66-foot lot width or <br />thc density, or both. <br /> <br />Chairperson Nixt stated he is concerned with both. He indicated that for an R-1 area it looks <br />crowded. He indicated they could allow four units on a net basis on a PUD, but if they are going <br />to do it the way it is shown he does not know if it would be possible without extensive variances. <br />I lc noted the 66-foot lots are more of a concern to him then the density. He added that the center <br />section going fi'om R-2 and R-3 to R-1 is also a concern, as that is a loss of a lot of units they <br />have plam~cd to have around Town Center. He stated he does not know if that is in the City's <br />best interest. <br /> <br />Associate Planner Wald noted this is something Staff is working with Pulte Homes. Staff agrees <br />they need to capitalize on the density in the areas that are guided for higher density. <br /> <br />Chairpcrson Nixt asked which 18 acres are being proposed to be rezoned to commercial. <br /> <br />Mr. 1 ,cpcr stated that they are showing it north of Highway 10. He indicated that may change, as <br />hc has worked with Ryan Companies and is not sure of the commercial piece configurations.
