indicated he agrees therc is nothing special about the court houses. He stated the row homes do <br />not show this well on the plan, but they are around a middle green space. He indicated the court <br />homes are a back to back product they are introducing in Apple Valley. He noted he would <br />provide architectural designs on the products as they move forward. <br /> <br />Chairpersrm Nixt stated he sees part of the stacking issue coming from the court homes. He <br />indicated he would really welcome other concept ideas besides the court homes. <br /> <br />Commissioncr Brauer indicated the apartments are something they need and which needs to be <br />part ol' Ibc Town Center. He stated the row homes, if they look like what is on 116, would be <br />good. I lc indicated what throws this off is the single-family in the middle. He stated he would <br />work on an increase of density in the middle that would provide more green space and he would <br />break up the barracks look of the court homes, and off-set with a lower density in the northwest <br />corner where density is an issue. <br /> <br />(',ommissioner Brauer stated if you look at the houses next to this development, some of the <br />single-l'amily homes would have five homes in their back yard, which is too much. He indicated <br />them is too much density in the northwest comer. He stated if the applicant compromises and <br />leaves the street as it is, at least one side by the other development needs to be lower density. <br /> <br />Commissioner Van Scoy indicated he would second the concerns about the density in the <br />north~,vest corner and at the R-1 area. He indicated that as a general concept plan he thinks this <br />fits well, and is how he envisioned development to continue on from the Town Center. <br /> <br />C, ommissioner Watson noted it is nice to see a plan that fits well within the Comprehensive Plan. <br />Ilo stated his assessment is the same as the other Commissioners in that they need to see more <br />density in the center of the development and less in the northwest comer. He noted it would be <br />in the best interest of Pulte Homes to try to adjust the northwest comer for relationship with the <br />neighboring development. <br /> <br />Mr. l,cpcr noted that he believes the Planning Commission is telling him the apartment is a good <br />idea, and the row home is okay, but the court home needs some massaging. He stated it sounds <br />tike the single-family small lot is what they will have trouble using, and going from the court <br />homes to large lot units will be an issue. <br /> <br />Chairpcrson Nixt noted there are a little over 100 units in the northwest comer. He suggested <br />l'ulte I tomes work with Staff to utilize a PUD and provide more green space. He stated the City <br />has used detached townhomes previously, and that may work well. He indicated he is not asking <br />lhe applicant to redesign their product, but rather to figure out how to put the product on an <br />appropriate lot. <br /> <br />Commissioner Brauer stated if you look at the existing plat, it seems the row homes are a <br />transition device. He indicated that on the plat they form a nice transition from the apartment <br />building, and even to the court homes and single-family in the middle.
