CASE ii: 7 <br /> <br />REQUEST FOR PRELIMINARY PLAT AND SITE PLAN APPROVAL OF <br />SHADE TREE COTTAGES; <br /> CASE OF SHADE TREE COMMUNITIES, LLC <br /> By: Megan Wald, Associate Planner <br /> <br />l~ackground: <br /> <br />Shade Tree Communities, LLC has applied for preliminary plat and site plan review to develop a <br />residential Planned Unit Development (PUD) subdivision .on the property generally located west of <br />Potassium Street and east of Nowthen Blvd. (County Road 5). <br /> <br />Thc folh)wing items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat/Site Plan <br />c) StaffReview Letter dated April 1, 2005 <br /> <br />Observations: <br /> <br />Thc subject property is 28 acres in size and zoned R-1 Single Family. City Code restricts density to three <br />units per acre or up to four units per acre through a PUD. The Planning Commission will be reviewing <br />the Applicant's request to rezone the property from R-1 to PUD subsequent_to this case. The request for <br />a rezoning relates to the utilization of both single family and townhomes within the development and'to <br />address deviations from City Code related to setbacks and lot standards. <br /> <br />The preliminary plat is proposing to develop 16 single family lots' and 26 single unit detached townhome <br />units for a net density of 2.75 units per acre. Single family lots are permitted within the R-1 District and <br />townhome units are permitted through processing a PUD. <br /> <br />The following table outlines City Code requirements and the proposed deviations:. <br /> <br />Standard: <br /> <br />0,800 lot size <br /> <br />80 foot Lot Width <br /> <br />30 foot i'ront yard <br />setback measured from <br />house to street r!ght of <br />way <br /> <br />Side yard setback: <br />10 £eet habitable <br />6 feet uninhabitable <br /> <br />30 foot rear yard <br />setback <br /> <br />'ProPosing for Single Family <br />'LOts . ...
