The PUD ordinance stipulates that developments processed as a PUD should provide either <br />20% public open space (only 50% credit is allowed for wetlands) or 50% private open space (which includes <br />yard' space, street boulevards, and other private common areas). Applying the private open space <br />requirement, the proposed development would need to provide a minimum of 14 acres, of private open <br />space. It would seem appropriate to only credit 50% for the wetlands when calculating private open space <br />area. The preliminary plat is showing a total of 50.2% private open space area. <br /> <br />Access and Streets. The development is proposing to connect to Radium Street in Halls Dover Acres to the <br />aord~ and to Potassium Street from the south. Potassium Street is Currently unpaved and will need to be <br />upgraded to an urban section in order to serve this. development and the Rum River Meadows development. <br />Tlat: ct)nstruetion of Potassium Street should be a coordinated project between Shade Tree, National Growth;' <br />~md tt~c City of Ramsey. <br /> <br /> <br />
