We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to plat approximately I7 acres to create a <br />total of 6 single family lots. The existing homestead will remain after subdivision. The subject <br />property is generally located on Tiger Street at 171st Avenue NW. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. <br />This zoning district was recently amended to require urban-size single-family lots on communal <br />septic systems,, with an overall density of 1 unit per 2.5 acres. <br /> <br />Lot Sizes: The current minimum lot size in the R-1 - Rural Developing Area is 10,800 square <br />feet, with a maximum of 32,670 square feet. Lot 2, Block 3 appears to be slightly larger than the <br />reqUirement. Compliance with lot size requirements must be verified on the preliminary Plat. The <br />total area of the subject property is approximately 17 acres. <br /> <br />Density: The R-1 Residential - Rural Developing Area allows a gross density of 1 unit per 2.5 <br />acres, or 0.4 units per acre. As submitted, the sketch plan has a gross density of 0.35 units per <br />acre. <br /> <br />Other Lot Requirements: All proposed lots contain more than 80 feet of frontage on a public <br />road and appear to meet setback requirements [n the R-1 Residential district. This will need to be <br />verified on the preliminary, plat. <br /> <br /> <br />
