• <br />• <br />• <br />Councilmember Hendriksen introduced the following resolution and moved for its adoption: <br />RESOLUTION ##00 -06 -150 <br />RESOLUTION GRANTING FINAL PLAT APPROVAL OF MALLARD PONDS <br />WHEREAS, Bulow, Inc., hereafter referred to as "Developer" has properly applied for <br />final plat approval of the following legally described property located in the City of Ramsey: <br />Outlot L, Flintwood Hills 2 ❑ Addition, Anoka County, Minnesota and that part of the <br />Northeast Quarter of the Northwest Quarter of Section 38, Township 32, Range 25, <br />Anoka County, Minnesota, lying Northerly of Anoka County Highway Right of Way <br />Plat No. 36, and lying Westerly of the following described line: Commencing at the <br />Northeast corner of said Northwest Quarter; thence South along the East line of said <br />Northwest Quarter a distance of 936.25 feet to the centerline of a town road; thence <br />Northwesterly, deflecting right 95 degrees 41 minutes, a distance of 604.08 feet; <br />thence North parallel with said East line of the Northwest Quarter, a distance of 37.72 <br />feet to the Northerly right of way line of Parcel 2, said Anoka County Highway <br />Right -of -way Plat No. 36, said point is hereinafter referred to as Point A; thence <br />continue North parallel with said East line of the Northwest Quarter, a distance of <br />826.13 feet to the north line of the said Northwest Quarter; thence East along the said <br />North line a distance of 319.98 feet to the point of Beginning of the line to be <br />described; thence Southwesterly, a distance of 886.97 feet to Point A and there <br />terminating. <br />AND WHEREAS, on January 14, 2000, the City received application for subdivision <br />and rezoning from Bulow, Inc. for Mallard Ponds; and <br />WHEREAS, the Park and Recreation Commission met on February 10, 2000 and June 8, <br />2000, and recommended cash to satisfy park dedication requirements; and <br />WHEREAS, the Planning Commission conducted a public hearing for preliminary plat <br />and rezoning on March 6, 2000, and continued the public hearing to March 20, 2000; and <br />WHEREAS, on March 20, 2000, the Planning Commission tabled the request for <br />preliminary plat approval and rezoning so that the developer could explore other options for the <br />street layout; and <br />WHEREAS, the City Council met for a work session to discuss density, street layout and <br />traffic issues on March 28, 2000; and <br />WHEREAS, the Planning Commission reviewed four proposed street layouts on April 4, <br />2000, and recommended preliminary plat with stubbing in a cul -de -sac from Dysprosium, not <br />extending Argon and Barium from the north into the plat, and all interior streets being private; <br />and <br />
