• <br />6. That the Applicant is proposing to purchase the Subject Property and has submitted a site <br />plan that proposes to utilize the existing 5,000 square foot accessory structure for a <br />woodworking business. <br />7. That the Applicant is proposing to employ a maximum of 10 persons on the Subject <br />Property. <br />8. That the Applicant is proposing future development on the Subject Property which would <br />include a 5,000 square foot shop area, 1,000 square foot showroom/office area, and three <br />(3) self - service storage units. <br />9. That the proposed use will not be unduly dangerous or detrimental to persons residing or <br />working in the vicinity of the use, or to the public welfare. <br />10. That the proposed use will be designed, constructed, operated, and maintained so as to be <br />harmonious and appropriate in appearance with the existing or intended character of the <br />general vicinity and may change the essential character of the area. <br />11. That the proposed use will not be hazardous to existing or future neighboring uses. <br />12. That the proposed use may be disturbing to existing or future neighboring uses. <br />13. That the proposed use would be an expansion of a non - conforming use. <br />14. That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services. <br />15. That the proposed use will not involve uses, activities and equipment that will be <br />detrimental to any persons, property, or the general welfare by reason of excessive <br />production of traffic, noise, smoke, fumes, glare or odors. <br />16. That the expansion of a non - conforming commercial use may be an economic detriment to <br />the community by citing a commercial enterprise in a residential zone. <br />The motion for the adoption of the foregoing findings of fact was duly seconded by Mayor <br />Gamec, and upon vote being taken thereon, the following voted in favor thereof: <br />Mayor Gamec <br />Councilmember Hendriksen <br />Councilmember Anderson <br />Councilmember Connolly <br />Councilmember Zimmerman <br />RESOLUTION #00 -05 -130 <br />Page 2 of 3 <br />
