6. That the Subject Property is currently zoned B -1 and B -2 Business and the surrounding <br />adjacent properties to the west and north are Planned Unit Development and the property to <br />the east is zoned B -1 Business. <br />7. That the Applicant is proposing to develop the plat with a wider range of housing types, <br />price ranges and styles. These would include detached townhomes, twinhomes and quad <br />townhomes. <br />8. That the applicant is proposing to provide the required 20% common open space, which is <br />more open space and trail connections than could be provided if the property was zoned <br />commercial. <br />9. That the applicant is proposing to be protective of the natural environment; the wetland and <br />mature trees will be protected and preserved to the greatest extent possible. <br />10. That the applicant is proposing a development that is compatible with the draft <br />comprehensive plan designation of high density residential with a density of 15 units per <br />net acre. <br />11.
