Two street right-of-ways are <br />planned along this parcel and should be dedicated during <br />platting. The north street requires a 66' right-of-way and <br />the MSA right-of-way is 80'. An easement for a storm water <br />retention basin may also be req//ired. <br /> <br />As part of the platting process, park dedication requirements <br />would be addressed. Park dedication would most likely be cash <br />rather than land and would be 5% of the fair market value of <br />the gross area being subdivided. <br /> <br />Prior to construction, street improvements, sewer, water and <br />storm water would need to be addressed. <br /> <br />Street & Utility Construction/TIP Request <br /> <br />]~xtension of streets and utility would be the responsibility <br />of the developer unless the project was done as a City project <br />under tax increment financing.
