The preliminary plat is basically the same as the <br />previously approved sketch plan with the exception of minor <br />modifications. <br /> <br />Following is a list of comments resulting from our review of this <br /> <br />The P.U.D. consists of 120 lots with a minimum lot area of one <br />acre. An additional lot was added to Block 2 of the P.U.D. <br />since the approval of the sketch plan. <br /> <br />Lot sizes vary from one acre to 2.6 acres and lot widths vary <br />from 50 feet on cul-de-sacs to 300 feet on regular streets. <br /> <br />In review of the street right-of-ways, the radii on the <br />cul-de-sacs should be increased from 60 feet to 65 feet. This <br />will also increase the lot width on cul-de-sacs. <br /> <br />in review of requirements for preliminary plans, the following <br />items were not provided: <br /> <br />Location of driveways of all lots. The lots on Jarvis <br />Street should share driveways. <br />Side and rear yard setbacks.
