Page 2 <br />April 24, 1990 <br /> <br />Soil borings were not provided with this plat. However, the <br />developer provided borings along Andrie Street with the <br />development of the first addition. In review of those borings <br />and the Anoka County Soil Survey, soils in the plat consist <br />of Hubbard coarse sand and Duelm loamy coarse sand. Hubbard <br />coarse sand is a Class I soil suitable for on-site wastewater <br />disposal system. Ail lots are located on the Hubbard coarse <br />sand. <br /> <br />In review of the street names, they should be renamed to match <br />street grid system of the City. In review of the street <br />layout, Eaton Circle and Vicuna Circle are proposed cul-de- <br />sacs which exceed 600 feet. Variances will be required for <br />these streets. <br /> <br />In review of the golf course easements, we would recommend <br />that all easements be made part of the golf course, with the <br />exception of easements on lots along Andrie Street in Block 2. <br />These lots require 80,000 square feet of area to meet the <br />requirement of the Shoreland Ordinance. The City may request <br />'the developer to provide an agreement to allow for the use of <br />golf course property for use as drainfields in the future if <br />the need ever arose. <br /> <br />In review of existing easements, the drainage easement in the <br />area of Blocks 4 and 5 should be amended to accommodate the <br />proposed development. Also, the old 153rd Avenue easement <br />west of Andrie should be vacated and the easement to the east <br />should be corrected to reflect the alignment of the street as <br />constructed. <br /> <br />In review of drainage, the developer is proposing to direct <br />the runoff to a series of ponds on and adjacent to the golf <br />course. Easements should be provided to the City for all <br />drainageways and ponding areas. Also, south of 153rd Avenue <br />the developer is proposing to overflows from the ponds into <br />the railroad right-of-way. Approval for these overflows <br />should be obtained from Burlington Northern Railroad. <br /> <br />In review of the golf course, we would recommend that the <br />course be platted as lots rather than outlots to accommodate <br />the construction of the clubhouse and other structures. A <br />site plan will be required for the club house. Also, a <br />grading plan will be required for the golf course property <br />which should provide for berming and landscaping along 153rd <br />Avenue N.W. <br /> <br /> <br />
