These plans are the basis for the city as-built records that will be maintained for <br />future reference on utility connections. <br /> <br />i0. Tree Preservation. A tree preservation plan was approved at the final plat stage of the <br /> Ramsey Town Center Addition. There was a limited amount of trees originally located on <br /> this parcel prior to development and the existing trees that did exist were removed as part of <br /> the approved tree preservation plan. <br /> <br />Il. Sidewalks. Sidewalks are shown on the public streets. The sidewalk east of building 40 <br /> should be moved east to line up with the driveway. The sidewalk west of building 45 should <br /> be moved west to line up with the driveway. Both will provide'access to 146th Avenue from <br /> this project. Sidewalk must be provided from Horton 1 and Horton 4 to East Ramsey <br /> Parkway. <br /> <br />12. Park Dedication/Trail Development: Per the Master Development Agreement, the City <br /> and the Master Developer have negotiated a Park and Trail Dedication Agreement. In <br /> accordance with the Park and Trail Dedication Agreement, there are no park dedication or <br /> trail development fees owed on this Ramsey Town Center 6th Addition. <br /> <br />/3. Traffic Generation: As part of the Town Center AUAR, a detailed'traffic analysis was <br /> completed that anticipated the type and size of development shown on the plat. The proposed <br /> development is consistent with .the traffic modeling system used as part of the AUAR <br /> analysis. Regional road improvements to facilitate the whole Ramsey Town Center <br /> development have been agreed upon and have already begun, construction. This proposed <br /> development does not generate more traffic than was anticipated. <br /> <br />14. Preliminary Site Plan: As part of the approval process, a detailed site plan will be reviewed <br /> as part of the development. Issues such as landscaping, architecture, sign placement will be <br /> reviewed as part of the site plan process. It should be noted that a f'mal site plan will need to <br /> be submitted and approved along with the final plat. <br /> <br />15. Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.0© per unit. This fee <br /> will need to be paid prior to the release of the final plat mylars. The fee in place at the time of <br /> the plat being recorded is the one that will be charged. <br /> <br />! 6. Sewer and Water Trunk Fees: The 2004 Sewer and Water Trunk fees' are $2,962.00 per <br /> unit. These fees will need to be paid prior to the release of the final plat mylars. The fee in <br /> place at the time of the plat being recorded is the one that will be charged. <br /> <br />17. Other Permits. The Developer is responsible for obtaining any and all permits required <br /> fi'om other regulatory agencies. <br /> <br /> <br />
