Preliminary Plat and Preliminary Site Plan Review: Ramsey Town Center 6th Addition
April 15, 2005
Page 2

Front Yard (min-max)

Side Yard

Rear Yard Building Setback

0-20 feet as measured from
building from to sidewalk
edge.

None, unless required by
building code
None, unless required by
building code

All o f the proposed units meet the setback requirements.

Public/Private Streets. The plat shows a combination of public and private streets. 'The
development is surrounding by public roads (East Ramsey Parkway, Peridot St. 146th Ave.,
and Rhinestone St.). The private streets are all shown to be 24 feet wide. The development is
providing 15 parking nodes along the private streets. The street names must be aligned with
the Anoka County naming grid.

Open Space: The proposed development is across from the "swoosh" park in the middle of
the Town Center. This park will provide a variety of pedestrian and recreational
opportunities. The development is showing several small nodes of open spaces, mostly
between buildings. Two of the larger open space areas will function as a rain garden to assist
in stormwater quality.

Access and Streets: The development will receive access from the public streets of Peridot
St. NW, '146"' Ave. NW, and Rhinestone St. NW. It should be noted that there will be no
direct vehicular access to East Ramsey Parkway from this development.

Grading and Drainage: Staff has received a grading and drainage plan for the development
and have the following comments. The curb cuts must be replaced with catch basins at the
infiltration basins. Stormwater calculations must be submitted to the city and Lower Rum
River Water Management Organization for verification of conformance with the master
drainage plan. The rock construction entrance on the SWPPP should be replaced with the
requirement ~br daily sweeping of adjacent streets. The responsibility for the SWPPP on this
site must be transferred to the new owner and contractor prior to commencing construction.

Utilities: This subdivision will be served by sanitary sewer and city water services that will
be extended into 'the development. A sanitary sewer stub must be provided from MH1 to
serve the property to the north. A watermain stub must also be provided at this location.
Water and sewer stubs were provided from RTC 2~a Addition at Olivine street,' however these
,stubs will provide additional options for development of the property to the north. The
watermain stub will provide an option for looping the water system.
