Commissioner Watson stated in the past there has been an issue of snow removal and other <br />things. 1 lc wondered what the circle in the middle of the roadway was for. He thought there was <br />a definite bottleneck. <br /> <br />Mr. f'ctcrson stated they are trying to make a beautiful entrance to the development using <br />landscaping and a traffic circle but they could eliminate this. <br /> <br />Commissioner Brauer stated he was concerned with thc setback with lots 41-48 by Trott Brook, <br />Itc thought these were in there pretty tight and he was concerned with high water marks and he <br />thought the City wanted to do conservation easements along there. <br /> <br />Motion by Commissioner Watson, seconded by Commissioner Brauer, to recommend that the <br />City Council adopt the resolution denying the request to approve the Comprehensive Plan <br />Amendment. <br /> <br />Motion Carried. Voting Yes: Commissioners Watson, Brauer, and Shepherd. Voting No: <br />Commissioners Johnson and Van Scoy. Abstaining: Levine. Absent: Chairperson Nixt. <br /> <br />Commission recessed at 9:50 p.m. <br /> <br />The Commission reconvened at 9:53 p.m. <br /> <br />Case #5: <br /> <br />Public Hearing - Request for Preliminary Plat and Site Plan Review of Town <br />Center Gardens 3ra Addition, Case of BrightKeys, Inc. <br /> <br />Vice Chairperson Johnson closed the regular portion of the Planning Commission meeting at <br />10:00 p.m. in order to call the public hearing to order. <br /> <br />Public ltearing <br /> <br />Vice Chairperson Johnson called the public hearing to order at 10:00 p.m. <br /> <br />Presentation <br /> <br />Associate Planner Geisler presented the preliminary plat by explaining it proposes to develop 178 <br />townhomcs and 19 single-family lots. The property proposed to be developed in this phase is <br />approximately 33 acres in size, and is generally located on Bunker Lake Blvd at Ramsey Blvd. <br />The subj cot property has 2 different land use designations: Medium-Density Residential (R-2 and <br />proposed I~UD) and Mixed Use (Town Center - TC4a). The Medium-Density portion of the plat <br />is 44.21 acres (including the 1 st and 2nd Additions) with a net density of 6.85 units per acre <br />(allowable is 7 units per acre). The Mixed-Use portion of the plat is 7.83 acres and has a net <br />density ~)t' 9.9 units per acre (allowable is 10 units per acre). <br /> <br />Associate Planner Geisler noted the setbacks and lot standards also vary across the plat.
