The
primary reason for this was to provide some buffering between the townhouse units and the
existing single-family lots north of 149th Avenue.

Associate Planner Geisler noted this portion of the plat needs to be rezoned to PUD to allow for
this combination of single-family lots and townhouse units. The land use designation for this
portion is Medium-Density Residential, as shown in the City's Comprehensive Plan. A
Comprehensive Plan Amendment is not required to rezone this portion of the property to PUD.
Staff~ is recommending that the PUD include the area north of the I47th Lane NW.

C'itizen Input

There was none.

Motion by Commissioner Van Scoy, seconded by Commissioner Brauer, to close the public
Bearing.

Motion Carried.
