Civil Engineer II Linton stated they were long enough to require a mm around for emergency <br />~tcccss vehicles. <br /> <br />Commissioner Van Scoy assumed the road has been reviewed by the Fire Chief and was <br />acceptable. <br /> <br />Commissioner Watson stated this is a walkable community and he did not see a tie into the Town <br />Center and tie was concerned with the flow of pedestrian traffic across 116. He thought this was <br />an accident waiting to happen. He wondered if they could have some park dedication fees for a <br />bridge to cross the road. <br /> <br />Mx'. Phil Detainer, developer, stated they liked the idea of connecting this development to the <br />Town Center. t-Ie showed on the map the plans to connect the development to Town Center. <br /> <br />[Vlr. Jamic Sharp, 7350 149th Avenue, stated the road on the north side of his property will make <br />him lose land when he goes to develop his property. The property to the south will not allow him <br />to build on that land. <br /> <br />Community Development Director Trudgeon stated they have discussed this matter in length <br />with Mr. Sharp and the developer has accommodated Mr. Sharp by moving the road further to <br />the south. <br /> <br />Mr. l)ornmer stated they have made it clear that they would like to buy Mr. Sharp's property and <br />they have shifted the road south to accommodate his property. The way the road is set up, Mr. <br />Shm-p will be able to develop both lots north and south of the road. <br /> <br />Vice (',hairpcrson Johnson stated they will try to accommodate development for Mr. Sharp. <br /> <br />Motion by Commissioner Van Scoy, seconded by Vice Chairperson Johnson, to approve the <br />preliminary plat of Town Center Gardens 3rd Addition. <br /> <br />Motion Carried. Voting Yes: Vice Chairperson Johnson, Commissioners Van Scoy, Brauer, <br />I,cvine, Shepherd, and Watson. Voting No: None. Absent: Chairperson Nixt. <br /> <br />Motion by Brauer, Seconded by Watson to table the site plan until the April 10, 2005 meeting. <br /> <br />Motion Carried. Voting Yes: Vice Chairperson Johnson, Commissioners Brauer, Watson, <br />l~evinc, and Shepherd. Voting No: None.
