One condition is that the number of fuel
islands is limited to three, with a maximum of six individual dispensers. The site plan for the
Coburn's grocery store was approved in October of 2004. The proposed site plan included
accessory gasoline sales with three islands and six dispensers. The staff at Coburn's have
determined that one additional pump with two dispensers will be required in order to expand
their product linc to include diesel fuel and maintain an efficient level of customer service. They
have made an application to the City to amend the TC-2 regulations to increase the maximum
number of fi~el islands allowed from three to four. If approved, the addition of one pump to the
gasoline sales island involves extending the length of the island canopy approximately 25 feet,
which is a minor change to the site plan. She indicated the Planning Commission recommends
approval of the zoning amendment.

City Council/April 12, 2005
