Civil Engineer Il Linton stated Ramsey Town Center, LLC has submitted a sketch plan to <br />develop 76 towl~homes and 113 single family lots on 46 acres in Ramsey Town Center. Staff <br />met wilh thc developer and offered some comments on the sketch plan. The Developer <br />inlroduccd a new sketch plan at the Planning Commission meeting on February 3, 2005. <br /> <br />(ii v il IZn gin ccc Lin ton discussed the staff report with the Commission. <br /> <br />Civil 2nginecr l~inton stated density and geometry of the streets is a big concern to staff. <br /> <br />Chairl)Crson Johns asked if this area will be where North park will be located at. <br /> <br />C/vii l;.nginccr Linton stated North park will be in Outlot D on the map. <br /> <br />Commissioner Olds stated one thing that was discussed at the Plmming Commission was the size <br /> North park and that it would be smaller than what was anticipated and he was also concerned <br /> <br />Chairperson Johns stated she was concerned also because there will be no amenities included or <br />money for North park from the development. <br /> <br />Civil Engineer Linton stated there will be some money for the park but the phasing for the Town <br />Ccntct* has changed. He stated some builders are backing out and there are other builders coming <br />into lh~: mix with different space needs so things have been changing. <br /> <br />Chairperson Johns stated with this configuration and knowing North park and their desire for a <br />swimming hole, would this be something they could still achieve. <br /> <br />missioner Ostrum did not think North park looked big enough anymore. <br /> <br />Civil r~;nginecr Linton stated the plan is forn~ulated and not approved by the Planning <br />Commission. <br /> <br />Civil f2nginccr Linton stated the other issue that needs to be resolved is the extension of the road <br />got ng north. <br /> <br />Commissioner Ostrum stated he is concerned where the money will be coming from to develop <br />l'4orth p~rk because he did not want it to sit there undeveloped. He thought they should meet <br />again to discuss this. <br /> <br />Chairperson Johns indicated in the development agreement, they did not slate any improvements <br />on thc north side but they did set aside fifty percent match from the Rivenwick Village <br />development.
