City Council, contingent upon approval of Preliminary Plat, Final Plat, and formal adoption of the City's 2040 Comprehensive Plan. A roll call vote was performed by the Deputy City Administrator: Commissioner Gengler aye Commissioner Peters aye Commissioner Anderson aye Commissioner Woestehoff nay Commissioner VanScoy aye Chairperson Bauer aye Motion carried. 5.02: Public Hearing: Consider Resolution #20-055 Approving Preliminary Plat for The Preserve at Northfork (Project #19-147): Case of BK Land Development Public Hearing Chairperson Bauer called the public hearing to order at 7:42 p.m. Presentation Planning Consultant Maass presented the staff report and recommendation to adopt Resolution #20-055 approving Preliminary Plat for The Preserve at Northfork, contingent upon formal adoption of the City's 2040 Comprehensive Plan, formal adoption of Ordinance #20-02 rezoning the subject property, the applicant providing a trail connection to the Riverstone Development in the southeast corner of the proposed preliminary plat, and compliance with the staff review and approval of plans by the City Engineer. Citizen Innut Zach Brown, BK Land, stated that he is present to answer any questions. He noted that a revision was made to the street plan increasing the width from 29 feet to 30 feet, following the direction from the Council at the last review. Commissioner VanScoy asked if there would be a trail connection to the development to the east. Mr. Brown stated that they could look into adding that element. Planning Consultant Maass stated that while staff recommends approval, one recommended condition would be the addition of the trail connection to the east. Mark Winger, 7610 168th Avenue NW, asked for clarification on the definition of R-1 and medium density R-2. Planning Commission/ May 7, 2020 Page 5 of 29
