City Council, contingent upon approval of Preliminary Plat, Final Plat, and formal adoption of the <br />City's 2040 Comprehensive Plan. <br />A roll call vote was performed by the Deputy City Administrator: <br />Commissioner Gengler aye <br />Commissioner Peters aye <br />Commissioner Anderson aye <br />Commissioner Woestehoff nay <br />Commissioner VanScoy aye <br />Chairperson Bauer aye <br />Motion carried. <br />5.02: Public Hearing: Consider Resolution #20-055 Approving Preliminary Plat for The <br />Preserve at Northfork (Project #19-147): Case of BK Land Development <br />Public Hearing <br />Chairperson Bauer called the public hearing to order at 7:42 p.m. <br />Presentation <br />Planning Consultant Maass presented the staff report and recommendation to adopt Resolution <br />#20-055 approving Preliminary Plat for The Preserve at Northfork, contingent upon formal <br />adoption of the City's 2040 Comprehensive Plan, formal adoption of Ordinance #20-02 rezoning <br />the subject property, the applicant providing a trail connection to the Riverstone Development in <br />the southeast corner of the proposed preliminary plat, and compliance with the staff review and <br />approval of plans by the City Engineer. <br />Citizen Innut <br />Zach Brown, BK Land, stated that he is present to answer any questions. He noted that a revision <br />was made to the street plan increasing the width from 29 feet to 30 feet, following the direction <br />from the Council at the last review. <br />Commissioner VanScoy asked if there would be a trail connection to the development to the east. <br />Mr. Brown stated that they could look into adding that element. <br />Planning Consultant Maass stated that while staff recommends approval, one recommended <br />condition would be the addition of the trail connection to the east. <br />Mark Winger, 7610 168th Avenue NW, asked for clarification on the definition of R-1 and medium <br />density R-2. <br />Planning Commission/ May 7, 2020 <br />Page 5 of 29 <br />
