We are also in receipt of a Grading, Drainage and Erosion <br />Control Plan, and Utility Plan prephred by Hakanson Anderson. We offer the following <br />comments: <br /> <br />General: The site plan is proposing to develop a 10,000 square foot manufacturing and office <br />facility on the property located south of 141st Avenue and west of Azurite Street. The property <br />1.3 acres in size. <br /> <br />Zoning: The site is currently zoned E-I Employment; office and manufacturing facilities are a <br />permitted use in this zoning district. <br /> <br />Lot Coverage: The site plan is proposing a i0,000 square foot building on the 1.3 acre property, <br />which equates to 1'7% building coverage. The'proposed site plan does not exseed the City's <br />maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted,' but such use shall not exceed 30% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: This site will be se/'ved with municipal sewer and water. Services are currently stubbed <br />out to the properly line form the street. <br /> <br />Setbacks: City Code establishes a 35 front, 35 rear yard, a 20 foot side yard, and a 20 foot <br />parking/maneuvering area setback in the E-1 Distr/ct. The site plan is either meeting or <br />exceeding setback requirements. <br /> <br />Landscaping: City Code requires one (1) tree per every fifty (50) lineal feet of site perimeter or <br />1,000 square feet of building coverage, whichever is greater, be planted tlu:oughout the site.
