City Code also requires that no less than 25% of the trees <br />planted be deciduous and no less than 25% coniferous. Furthermore, City Code requires that no <br />more than 25% of the trees planted consist of ornamental trees. Also, for each ten (10) prol~osed <br />parki~g stalls, one (1) overstory tree shall be planted within, or immediately adjacent to, the <br />parking lot. In addition to the tree requirements, City Code also states that one (1) shrub per <br />eve~ thirty (30) lineal feet of site perimeter or 300 square feet of bui. lding coverage, whichever is <br />greater, be planted. <br /> <br />Site Landscaping: <br />The total lineal footage of' the site's perimeter is 990 feet and there are seventeen (17).propo. sed <br />parking stalls. However, only a portion of the site will be developed (with 714 lineal feet of site <br />perimeter); the remainder is slated for future expansion and thus w/ii not apply toward the Current <br />landscaping requirements (if and when.the building is expanded, additional landscaping will be <br />requh'etl). <br /> <br />A minimum of sixteen (16) trees and thirty-three (33) shrubs are required. At least four (4) trees <br />sh(>uld be installed along Azurite St to satisfy the public road frontage planting requirement. <br /> <br />Thc ¢:urrent landscaping plan includes ten (10) trees and thirty-one (31) shrubs. The proposed <br />plantings satisfy the public road frontage requirements; however, there are no plantings that <br />[:ulfill the parking lot requirements and overall, additional plants must be incorporated to.meet <br />the minimum planting requirements. The sizes and species indicated in the species palette all <br />meet the minimum standards specified in City Code. <br /> <br />A revised landscape plan must be submitted. At a minimum it should include the following: , Two (2) trees within or adjacent to the parking areas. <br /> ~ Four (4) additional trees throughout the site, at least one of which shall be coniferous to <br /> ensure at least 25% of the plantings consist of evergreens. There is sufficient area along <br /> Azurite street in between the proposed plantings as well as along the northern property line <br /> o Planting specifications, fbr both deciduous and coniferous '.trees, and shrubs detailing the <br /> planting methods ' <br /> <br />Finally, there are a couple of points to note regarding the general location of street trees. First, no <br />trees can be planted within the vision clearance triangle as defined in Section 9.11.01 (General <br />Requirements) Subd. 7 of City Code. Additionally, no trees shall be planted within fifteen (15) <br />l'eet sl-a hydrant. Both will require attention in the field when the trees are installed. Ifa conflict <br />docs exist, the spacing of the trees may need to be adjusted or a tree(s) may need to be eliminated <br />t'r()m rh.e planting schedule.
