Martin EDM <br />April 29, 2005 <br />Page 3 of 4 <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other <br />material approved by City Council. The building elevation plan indicates that the building <br />materials will consist of colored rock face concrete block, which complies with City Code. <br /> <br />The proposed building height is 20 feet. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored Fvithin a <br />completely screened structure or container. The site pian shows the location of a dumpster area. <br />The site plan should be revised to include detailed information regarding screening materials <br />around the proposed dumpster area. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space for each 300 square <br />feet of'office floor area and 1 parking space for 1,000 square feet of manufacturing/warehouse <br />area. The site plan. is subject to 15 parking stalls (8 for office area and 7 for.manufacturing area) <br />· and the site plan is showing 17 parking stalls. · <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement must be finished with B6/12 <br />concrete curbing. <br /> <br />Grading and Drainage: Storm runoff from this site is directed both eastward to catch basins <br />located at the drive entrance, and westward' to a swale which transmits the flow to a detention <br />pond which is to be 'constructed along the south boundary of the site. The storm water detention <br />pond outlets into a storm sewer located in Azurite Street and 141st Avenue. This storm sewer <br />flows to a regional detentionPond which is located on the west side of Basalt Street, just south of <br />CR 116. <br /> <br />The swale should be replad'ed with a Catch basin and storm sewer for transmitting drainage into <br />the storm water pond. Detailed calculations will need to be submitted which document the flow <br />into each of the'catchment subareas. A drainage and utility :easement needs to. be' provided over <br />the. area of the sedimentation pond. A permi.t will need to be obtained from the Lower Rum <br />River Water Management Organization. <br /> <br />REU Number: This site will incur a quarterly storm water charge which is based upon the <br />amount of impervious area. This development will be assigned a residential equivalent unit <br />number (REU) of 3.3. This number is based upon an impervious area of 45 % of the 1.3 acre site. <br /> <br />Access: A single drive access is proposed onto Azurite Street for this development. Future <br />expansion proposes an additional driveway access onto Azurite Street. The proposed access is <br />acceptable. <br /> <br />22 <br /> <br /> <br />
