CASE #: L~ <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF SHADE TREE CREEK; <br />CASE OF SHADE TREE CONSTRUCTION <br /> By: Megan Wald, Associate Planner <br /> <br />Backgrou nd' <br /> <br />Shade Tree Construction has applied for sketch plan review to develop 16 single-family lots on <br />the property generally located south of 177th Avenue. <br /> <br />Thc following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch plan - current and future phases <br />c) City Staff review letter dated April 29, 2005 <br /> <br />N{}tification: <br /> <br />No public hearing is required at the sketch plan stage of a plat. However, the City Council has <br />adopted a policy requiring notification of a proposed subdivision be sent out to residents within <br />350 t(et of the subject property during sketch plan submittal. Staff attempted to notify property <br />owners within 700 feet of the subject property. <br /> <br />Obscrvations: <br /> <br />The applicant is proposing to create 16 single-family lots on approximately 40-acres. The <br />property is currently located in the R-1 Rural Developing distri.ct, with a minimum density of 1 <br />lot per 2.5 acres, or 0.4 units per acre. As submitted, the sketch plan is showing approximately <br />0.4 unit~s per acre. All of the proposed lots appear to meet the R-l-Rural Dex, eloping standards for <br />lot width, size, and frontage on a public road, with the exception of Lot 9, which appears slightly <br />larger than permitted. Density and lot standards will be verified as a part of the preliminary plat <br />revieW. <br /> <br />in accordance with City Code, the sketch plan is showing how the entire property, could be <br />developed if City services were to be extended to this property. A few lots appear to be <br />signilicant in size, however due to the location of wetlands on the property useable space will <br />have to litctor into the final size and design of these lots. <br /> <br />There ~rc wetlands on the proposed plat that will need to be delineated and encumbered with <br />dr~fimtg~e and utility easements on the preliminary and final plats. The grading and drainage plan <br />will have to be reviewed and approved by the Lower Rum River Water Management <br />Orgtllfi×ation (LRRWMO). .. <br /> <br /> <br />
