The propcfsed lots will be served by a common septic system, which will be constructed in a <br />manner to allow for hook up to municipal sewer and water in the future. More details on the <br />common septic system and wells will be required during preliminary plat review. <br /> <br />The sketch plan is proposing to gain access from 177th Avenue. The property currently contains <br />an existing private drive that provides access to the property located immediately to the sod. th. <br />Staff is recommending that the public street be platted and constructed to the southern boundary. <br />line in order to provide a paved access to the southerly property. The sketch plan is showing a <br />future east/west street. Staff is recommending that the configuration of the proposed future street <br />be redesigned and platted as part of the first phase; This would help facilitate the futui'e extension <br />of 177th easterly, which eventually will connect to State Highway #47. <br /> <br />A Tree Preservation Plan will be required at the time of preliminary plat review and approval. <br />The proposed plat will be reviewed for park dedication requirements by the Park Commission at <br />a future meeting. <br /> <br />Recommendation: <br /> <br />This proposed subdivision is the first to be processed under the new R-1 Rural Developing <br />District guidelines. There are many details to be worked out at the preliminary plat stage, most <br />importantly with the common septic system. The sketch plan process provides the Planning <br />Commission the opportunity to relay to the developer components of the proposed subdivision <br />related to street network, lot layout, and overall residential design that are acceptable and that <br />may need further analysis during preliminary plat submittal. <br /> <br />Commission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br /> <br />Review Checklist: <br />Asst.
