CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW?CASE OF RONALD JOHNSON <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Johnson is requesting site plan review to construct a garage on the commercial portion of his <br />property in the Pineview Estates 2nd Addition PUD. This PUD is zoned for a combination of <br />residential and commercial uses. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed site plan and building elevations <br />Certificate of Survey <br />City Staff review letter dated March 1,2001 <br /> <br />Observations: <br /> <br />Mr. Johnson is a concrete contractor and he is proposing to construct a 2,400 square foot garage <br />to house his vehicles and equipment. The structure equates to a lot coverage of .03%. This is in <br />accordance with our general commercial regulation of restricting the building coverage to 30% of <br />the commercial property size. The covenants for the Pineview Estates restricts the front 200 feet <br />of the property for the residential use. Mr. Johnson's building is proposed to be set back 240 feet <br />from the front property line. The building meets ail other setbacks and will be f'mished with <br />vinyl lap siding. <br /> <br />Access to the building is proposed to be a paved driveway along the common property line with <br />Lot 8, in accordance with the covenants. However, the driveway width proposed is 3 feet <br />deficient of the 15 foot width requirement established in the covenants. Also, the site plan <br />reflects that the driveway to the residence is in the middle of the lot and does not extend from the <br />common property line with Lot 8. This results in two driveways and this is in conflict with the <br />covenants and should be addressed'by the homeowners association. <br /> <br />In accordance with the covenants, Mr. Johnson is providing 3 rows of pine trees between the <br />residential and commercial portions of the property. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the site plan. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council grant site plan approval to Mr. Johnson's site <br />plan for Lot 7 contingent upon compliance with City Staff review letter dated March 1, <br />2001 and the Pineview Estates 2nd Addition PUD. <br /> <br />Review Checklist: <br />City Engineer <br />PC: 03/06/01 <br /> <br /> <br />
