CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO CONSTRUCT <br />AND OPERATE A CELLULAR ANTENNA AND RELATED <br />EQUH~MENT BUILDING ON CITY PROPERTY: <br /> CASE OF VERIZON WIRELESS <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City has received an application from Verizon Wireless requesting a conditional use permit to <br />construct and operate cellular antennas and an equipment building on City owned property <br />generally located at the intersection of County Road #5 and Dysprosium Street, otherwise known <br />as 14391 Dysprosium Street NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Site Plan <br />Proposed equipment building pictures <br />Letter from applicant <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />State law requires that properties within 350 feet of the subject property be notified of the public <br />heating. <br /> <br />Observations: <br /> <br />The subject property is zoned B-1 Business, surrounding parcels to the north, south, and west are <br />currently zoned B-1 Business, the property to the southeast is zoned high-density multi-family <br />(Savanna Oaks Senior Apartments). Royal Oaks Reality is proposing to rezone 86.71 acres <br />surrounding the water tower to Planned Unit Development (PUD) in order to facilitate a <br />townhome, apartment, and single family development. The Planning Commission reviewed the <br />sketch plan proposal by Royal Oaks Realty at their regular meeting on March 6, 2001. <br /> <br />Verizon Wireless is proposing to install a total of twelve (12) 8-foot by 12-inch antennas on the <br />City water tower located at a height of approximately 96-feet (see site plan). The applicant is also <br />proposing to construct a 12-foot by 30-foot (360 square feet) equipment building on the property. <br />The building exterior is proposing to consist of river rock, which meets B-1 Business exterior wall <br />material requirements. <br /> <br /> <br />
