CASE <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED ACCESSORY <br />BUILDING HEIGHT RESTRICTIONS; <br /> CASE OF JEFF HANSEN <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City received an application from Jeff Hansen for a conditional use permit to exceed the <br />detached accessory building height restrictions established in City Code on the property located at <br />6250 152na Avenue NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Letter from the Applicant <br />d) Construction plan <br />e) Proposed findings of fact <br />f) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. <br /> <br />Observations: <br /> <br />The subject property is approximately 1.3 acres in size and is located within the Metropolitan <br />Urban Service Area (MUSA). City Code restricts detached accessory buildings to sixteen (16) <br />feet in height if the property is located within the MUSA area. The applicant is requesting to <br />construct a detached accessory building.that would be 18' 2" in height, which results in a 2' 2" <br />deviation from City Code. The applicant would like to exceed 'the 16-foot height restriction in <br />order to construct a detached accessory building' that closely matches the height and width of the <br />existing attached garage. <br /> <br />The applicant is proposing to construct a 1,080 square foot (30'x36') detached accessory building <br />and the attached garage is 580 square feet in size. The total accessory building space would be <br />1,660 square feet, which would comply with City Code. The detached accessory structure will be <br />constructed on a floating concrete slab, will have 10-foot side walls, a 6/12 roof pitch, a <br />10'x9'foot overhead door, and exterior wall materials will consist of tan vinyl siding. (see <br />construction plan). The accessory building will closely match the height of the attached garage <br />and will not exceed the height of the principal building. The Applicant has stated that the <br />detached accessory building will be utilized for personal storage. <br /> <br />The proposed detached accessory ~building will be located in the rear yard approximately 60' <br />south of the principal dwelling. The proposed location exceeds the six (6) foot side yard and five <br />(5) foot rear yard setbacks established in the residential urban area. The Applicant is not <br /> <br /> <br />
