CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF A <br />MINOR SUBDMSION, SUNFISH COMMONS; <br />CASE OF SUNFISH PROPERTIES <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Sunfish Properties, L.L.C. is proposing to redevelop the property located at the northwest <br />comer of the intersection of State Highway 10 and CSAH 57 (Sunfish Lake Blvd.). <br />McKay Auto Sales currently operates from the site. Sunfish Properties are proposing to <br />redevelop the property into two separate parcels. One parcel would contain a retail center <br />and the other a convenience gas station. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch plan <br />City Staff review letter dated March 29, 2001 <br /> <br />Notification: <br /> <br />Minor Subdivisions are not required to be subjected to a public hearing, however the <br />Applicant is also requesting that the property receive a variance from the Critical River <br />and Wild and Scenic River Overlay District regulations. State Law required properties <br />within 350 feet of the Subject Property be notified of the variance. <br /> <br />Observations: <br /> <br />The property proposed to be subdivided is 5.45 acres and currently has McKay Auto Sales <br />operating from it. · The developer is proposing to divide the existing lots into two new <br />commercial lots. Lot 1 is proposed to eventually contain a retail center and is 3.80 acres <br />in size. Lot 2 is planned to be used as a convenience gas station and is 1.65 acres in size. <br /> <br />The property is zoned B-3, Highway Business District and the proposed uses are allowed <br />in the B-3 Zoning District. <br /> <br />The proposed parcels meets the half-acre minimum lot size requirement, the 100~foot <br />width and 150-foot depth requirement established in the B-3 Business District. <br /> <br />Currently, the property has three accesses from Sunfish Lake Boulevard and one access <br />from Highway 10. The sketch plan is showing three accesses to the two sites. One will be <br />located on CSAH 57 (Sunfish Lake Blvd.) and two are proposed to be located on Hwy. <br />10. MnDOT and Anoka County have been notified of these accesses and their comments <br /> <br /> <br />
