CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF AMCOR PRECAST; <br />CASE OF AMCOR PRECAST <br /> By: Megan Wald, Community DeveloPment Assistant <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Amcor Precast. The site <br />plan is proposing to construct an addition to the existing office and warehouse facility. The area <br />is located at 6640 Industry Avenue (west of the new Gateway North Industrial Park No. 5). <br /> <br />The following items are enclosed: <br /> <br /> a) Site location map <br /> b) Site Plan <br /> c) City Staff review letter dated April 27, 2001 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The site is approximately 19.79 acres in size (862,145 square feet) and is zoned B-W <br />Business/Warehousing. Amcor is currently operating on the site and is considered a permitted <br />use. <br /> <br />The site plan is proposing to construct a 37,546 square foot manufacturing addition and a 5,824 <br />square foot office addition to the existing 16,470 square foot manufacturing/office structure. The <br />project area will also include outside storage of finished pre-cast products. <br /> <br />The facility exceeds the front yard, rear yard, and side yard setbacks established in the BW <br />district. However, the site plan is deficient of the 20-foot green space requirement along public <br />roads. Staff is requesting a revised site plan to show the 20-foot green space requiremenet. <br /> <br />The Business Warehousing district restricts lot coverage to 35%, the site plan is proposing a total <br />building coverage of 59,840 square feet (this includes existing and proposed) on 19.79 acres, <br />which equates to approximately a 7% lot coverage. <br /> <br /> <br />
