CASE <br /> <br />By: <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />NORTH PINE PROFESSIONAL SERVICES <br /> CASE OF SW WOLD: <br />Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City has received a request for site plan review from SW Wold. SW Wold is <br />proposing to construct a 20,075 square foot multi-tenant office and warehouse building <br />on the property generally located off of State Highway # 10 and 153rd Avenue (adjacent to <br />Boilermakers Company on the north). <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated June 1,2001 <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The applicant is proposing to construct a multi-tenant office/warehouse facility on a 2.08- <br />acre parcel. The property is zoned B-1 Business, office facilities are a permitted use. The <br />proposed warehousing portion is not a permitted use and will require a conditional use <br />permit. The Planning Commission will be reviewing a request for a conditional use <br />permit for warehousing activities in a B- 1 district at the June Planning Commission <br />meeting. The site plan indicates that the office area will consist of 1,000 square feet and <br />the warehousing area will be 19,075 square feet in size. <br /> <br />The proposed building exceeds the required front, rear and side yard setbacks established <br />in the B-1 Business District. City Code restricts lot coverage to 35% of the lot area; the <br />site plan is proposing a 22% lot coverage. <br /> <br />In accordance with City Code, all driveways, off-street parking and maneuvering areas <br />are proposed to be surfaced with bituminous pavement and finished with B-6/12 concrete <br />curbing. City Code requires a minimum of 5 parking spaces for the proposed office <br />facility. Past practice is to require 1 parking space for every 1,000 square feet of <br />warehouse space or 19 spaces in this case. Therefore, the proposed 24 parking spaces <br />will adequately serve both the office and warehouse activities. <br /> <br />City code specifies that exterior wall finishes shall consist of natural or prefabricated <br />brick or stone or integrally treated pre-cast concrete panels or other materials as approved <br />by City Council. The building elevation plan indicates that the exterior wall materials will <br />consist of rock face concrete block and stucco. Concrete blocks should be integrally <br />treated with color. <br /> <br /> <br />
