The grading plan is proposing to excavate and utilize City owned property located to the <br />north of the subject property. The proposed drainage plan would be maximizing the <br />ponding capacity on City property and therefore limiting future development's drainage <br />options. Staff is requesting pre and post development capacity calculations to determine <br />the effect of the proposed drainage plan on the City owned property and also on <br />surrounding properties. <br /> <br />The development is proposing to derive one access point from 153rd Avenue. <br /> <br />Urban Services are not available to the site and the facility is proposed to be served by an <br />on-site septic system. If the comprehensive plan is adopted with a policy statement <br />requiring urban services for commercial development, Staff is recommending that the <br />development permit require connection to urban services within 2 years of availability. <br /> <br />The Landscaping Plan is generally acceptable, however the site plan should be revised to <br />include a tree preservation plan. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />RevieTM Letter dated June 1, 2001. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve/deny the proposed site plan for a <br />multi-tenant office and warehouse building contingent upon compliance with City Staff <br />Review Letter dated June 1,2001. <br /> <br />Review Checklist: <br />Community Development Director <br />Principal Planner <br />City Engineer <br />City Administrator <br />Parks & Utilities Supervisor <br /> <br />PC: 06/05/01 <br /> <br /> <br />
