CASE <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br /> CASE OF SW WOLD: NORTH PINE OFFICE <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />SW Wold is proposing to construct a 12,335 square foot multi-tenant office building on <br />the property generally located at the intersection of 15Ta Avenue and State Highway # 10. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated May 25, 2001 <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The applicant is proposing to construct a multi-tenant office facility on a 1.7-acre parcel. <br />The property is zoned B-r Business, office facilities are a permitted use. The office <br />facility will consist of two levels, the first floor will be 9,379 square feet in size and the <br />second floor will contain 2,956 square feet for a total office building area of 12,335 <br />square feet. <br /> <br />The proposed building exceeds the required front, rear and side yard setbacks established <br />in the B-1 Business District. City Code restricts lot coverage to 35% of the lot area; the <br />site plan is proposing a 16% lot coverage. <br /> <br />In accordance with City Code, all driveways, off-street parking and maneuvering areas <br />are proposed to be surfaced with bituminous pavement and finished with B-6/12 concrete <br />curbing. City Code requires a minimum of 55 parking spaces for the proposed office <br />facility. The site plan is proposing 62 customer and employee parking stalls. <br /> <br />City code specifies that exterior wall finishes shall consist of natural or prefabricated <br />brick or stone or integrally treated pre-cast concrete panels or other materials as approved <br />by City Council. The building elevation plan indicates that the exterior wall materials will <br />consist of rock face concrete block and vinyl siding. The propose concrete block should <br />be integrally treated with color. The proposed vinyl siding is a deviation from city code <br />and will require City Council approval. <br /> <br />The grading plan is proposing to excavate and utilize City owned property located to the <br />north of the subject property. The proposed drainage plan would be maximizing the <br />ponding capacity on City property and therefore limiting future development's drainage <br />options. Staff is requesting pre and post development capacity calculations to determine <br /> <br /> <br />
