CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF RJM ENTERPRISES; <br />CASE OF DENNIS SHARP <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Dennis Sharp to construct <br />an office and light manufacturing facility. The building will be occupied by RJM Enterprises. <br />The area is generally located to the west of County Road #116 .and south of 143rd Avenue in <br />Gateway North Industrial Park No. 5. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan <br />City Staff review letter dated July 7, 2001 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing: <br /> <br />Observations: <br /> <br />The subject property is zoned B-W Business/Warehousing; office and light manufacturing <br />facilities are permitted uses. <br /> <br />The site plan is proposing to construct a 39,928 square foot office and manufacturing facility <br />with a 4,984 square foot second floor mezzanine area (to facilitate storage). The site plan is also <br />proposing approximately a 30,000 square foot future addition. <br /> <br />The proposed building meets the front yard, rear yard, and side yard setbacks established in the <br />BW district. City Code restricts lot coverage to 35%, the site plan is proposing to construct a <br />total of 39,928 square feet of building space on 4.51 acres, which equates to approximately a <br />20% lot coverage. <br /> <br />The site will derive two (2) access points from 143rd Avenue. <br /> <br /> <br />
