CASE # <br /> <br /> REQUEST FOR A CONDITIONAL USE PERMIT TO CONSTRUCT <br />AND OPERATE A CELLULAR ANTENNA ON CITY WATER TOWER: <br />CASE OF VERIZON WIRELESS <br /> By: Megan Wald, Communit3, Development Assistant <br /> <br />Background: <br /> <br />The City has received an application from Verizon Wireless requesting a conditional use permit <br />to construct and operate cellular antermas on the new City water tower generally located off of <br />Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />.Site Plan <br />Letter from applicant <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />State law requires that properties within 350 feet of the subject property be notified of the public <br />hearing. <br /> <br />Observations: <br /> <br />The subject property, is zoned BW Business Warehouse, surrotmding parcels to the north, south, <br />east and west are also zoned BW Business Warehouse. <br /> <br />Ver/zon Wireless is proposing to install cellular antennas on the new City water tower at a height <br />of approximately 110 feet above grade (see site plan). City, Code requires ail cellular antennas on <br />City owned property to obtain a conditional use permit from the city. Tlae applicant is also <br />proposing to construct a 12-foot by 30-foot (360 square feet) equipment building on the property. <br />The City recently approved a conditional use permit request from Verizon Wireless to construct <br />cellular antennas on the City water tower located off of County Road #5 <br /> <br />The new City water tower was constructed to allow for a second floor mezzanine area in the l~ase <br />of the tower. The mezzanine area will be constructed for the purpose of housing potential <br />cellular user's equipment so that the property surrounding the tower base would not need to be <br />utilized for several accessory buildings. The water tower is now near completion, however <br />construction of the mezzanine area has not yet commenced. Stag is proposing to obtain City <br />Council authorization in early August to utilize funds to start the construction of the mezzanine <br />area. It is Staffs projection that the construction of ~' mezzanine area could be completed in. <br />three to six months from the date of Council authorization. <br /> <br />The City will be charging each cellular user that locates on the new water tower, $41.00 per <br />square foot of mezzanine space. Staff derived the cost per square foot by taking construction and <br />architectural costs ($115,000) divided by the total amount of space available (2,800 square feet). <br /> <br />-73- <br /> <br /> <br />
