Mr. Lind would like to utilize thc detached accessory structure for storage of his commercial <br />vehicles, private use equipment and private use vehicles that are currently stored outdoors. <br /> <br />The Applicant is proposing exterior building materials of vinyl siding that closely matches the <br />home and asphalt shingles. The building will not exceed the 22-foot height bruit. <br /> <br />The City has granted conditional use permits in the past for accessory structure square footage <br />overages. From 1997 to 2001 the City has granted approximately 12 conditional use perm/ts <br />granted for accessory structure square footage overages. In the event that Charles was not able to construct the detached accessory <br />building he would be responsible for providing a Class V parking pad under all vehicles and <br />screening the commercial vehicles to a degree of 75% from adjacent neighbors .and public roads. <br />Screening may consist of existing vegetation, a privacy fence or a combination of both. <br /> <br />In the event that the property were to change ownership in the future, the excessive overage of <br />accessory garage space on the proeprty may be appealing for a commercial operation to locate on <br />the property. <br /> <br />Recommendation: <br /> <br />When the Planning Commission is determining a r~commendation to the City Council the <br />Commission should take into consideration the nature of the lot and the effect the 80' x 40' <br />structure would have on the property, the character of~ the neighborhood, the pur0ose of the <br />accessory structure and the effect of possibly setting a pred~dent for furore similar conditional <br />use permit requests. <br /> <br />-90- <br /> <br /> <br />
