Comprehensive Plan. The March 2001 Draft Comprehensive Plan identifies the property on the
west side of Ramsey Blvd. for development with urban residential uses.

The Applicant has stated that an urban residential use of the property would be more compatible
with the existing urban single family neighborhood (Regency Pond) on the east and the planned
urban residential uses on the west side of tLamsey Blvd. He has stated that it would also provide
a buffer between Regency Pond and Ramsey Blvd. However, there has been a long standing
effort on the part of the City Councils to preserve this property for industrial uses. And in similar
rezoning cases in the past, some residents have expressed that they would rather live ne~-door to
a cornmerciaI/industfial use than a higher density housing development.

Recommendation:

The Planning Commission should review the proposal and either retain the property for 'places
to work' or recommend that Council reconsider this property for urban residential uses.

Commission Action:

Motion to recommend that the City Council adopt the Findings of Fact relating to a request to
rezone Outlot A of Regency Pond from Industrial to R-3 Urban Resident/al.

-and-

Motion to recommend that City Council approve the request to rezone Outlot A of Regency Pond
to R-3 Urban Residential, based on the findings of facts.

-or-

Motion to recommend that the City Council deny the request to rezone Outlot A of Regency
pond, based on the findings of facts.

Reviewed by:
City Administrator
Principal Planner
Community Development Assistant

PC: 08/07/01

-~32-
