REQUEST FOR SKETCH PLAN REVIEW OF LORD OF LIFE CHURCH PROPERTY; <br />CASE OF LORD OF LIFE CHURCH <br /> By: Principal Planner Patrick Trudgeon <br /> <br />Background: <br /> <br />The Lord of Life Church has applied has applied for sketch plan approval for a minor subdivision to <br />resubdivide several parcels that they own into three parcels. One parcel will contain the church, one <br />parcel is proposed to be developed with two 47-unit senior apartment buildings, and a third parcel is <br />proposed to eventually contain a cemetery. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Sketch plan <br />Narrative of the proposed development submitted by applicant <br />Letter from Jim and Laud Hanson regarding proposed development <br />City Staff Review Letter dated August 31, 2001 <br /> <br />Notification: <br /> <br />No surrounding properties were notified of the sketch plan submittal. However, the applicant is asking <br />that the property be rezoned and receive a variance which require public heatings. Notices of these <br />public hearings were sent to property owners within 500 feet. <br /> <br />Observations: <br /> <br />The property is currently zoned R-3U Residential and B-1 Business. The applicant will be asking for a <br />rezoning of the property to MR, Multiple Residential. The March 2001 Draf~ Comprehensive Plan <br />shows this area as being Public/Quasi Public and High Density Residential. The property contains <br />41.51 acres with 3.63 of these acres classified as wetlands. The sketch plan shows a gross density of <br />2.21 units per acre.
