site plan does not comply with the 30% impervious surface restriction and a variance would be <br />required. The variance would have to be certified by DNR and in past similar cases, extra <br />ordinary means of on-site water retention and treatment have been required before the runoff is <br />discharged to the Mississippi Kiver. The City Engineers have also made some recommendations <br />for increased access and driveway widths. These modification will increase the amount of <br />impervious surface to a point where the plan no longer complies with the 50% open space criteria <br />of the Critical Area Plan. If this project is approved as currently proposed, 14.6 units per acre <br />would be one of the .highest density developments in Ramsey to date (comparable to the <br />Savannah Oaks senior ~artment building).
