CASE <br /> <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT; <br />CASE OF BULOW, INC. <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Chris Bulow of Bulow, Inc., has submitted an application for a rezoning which requires a <br />comprehensive plan amendment to change the land use designation for property. He would like <br />to change the land use designation from commercial to high density residential. The <br />comprehensive plan amendment, coupled with rezoning the property, would allow the applicant <br />to construct a townhouse development on the northeast quadrant of the intersection of Sunfish <br />Lake Blvd. and Riverdate Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Locatior~ Map <br />b) Preliminary site plan <br />c) Proposed Resolution to deny submittal of the comprehensive plan amendment to <br /> Metropolita .n, Council <br />d) Proposed Re'~olution to authorize submittal of comprehensive plan amendment to <br /> Metropolitan' Council <br /> <br />Notification: <br /> <br />In accordance with State Statute, City Staff attempted to notify property owners within 350 feet <br />of the request and public hearing. <br /> <br />Observations: <br /> <br />Chris Bulow is asking for an amendment to the 1995 Comprehensive Plan to allow for a high <br />density residential project on the subject property. The subject property is designated for <br />commercial uses in the current Comprehensive Plan and in the March 2001 draft Comprehensive <br />Plan. <br /> <br />The Economic Development Authority and the consulting firm of Hoisington Koegler GroUP Inc. <br />have been working on a Highway #10 Corridor Study. In the draft Highway #10 Corridor Study, <br />the subject property has been designated for commercial uses. It is the intention of the Highway <br />#10 Corridor Study to.'designate and maintain all properties north of Riverdale Drive for <br />commercial uses. <br /> <br /> <br />
