CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF STAR EXHIBITS; <br />CASE OF AMCON <br /> By:/Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />Star Exhibits is a company that currently operates in Brooklyn Park. They have outgrown their <br />current facility and would like to relocate their business to the City of Ramsey. The City has <br />received a site plan from Star Exhibits contractor, Amcon, for the .development of an <br />office/warehouse facility. The subject property is generally located to the east of County Road <br />#116 and south of Sunwood Drive. <br /> <br />In conjunction with the proposed site plan, the City of Ramsey is going through the platting <br />process to subdivide approximately 41 acres into four parcels to allow for the development of <br />Star Exhibits and future commercial/industrial developments. <br /> <br />The following items are enclosed: <br /> <br />a) Site location map <br />b) Site Plan <br />c) City Staff revieW:'~etter dated September 28, 2001 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />Star Exhibits designs, manufactures, and warehouses exhibits for companies that participate in <br />various trade shows. They are proposing to locate on a parcel that is zoned Industrial. The <br />proposed office, manufacturing and warehousing activities are permitted uses. <br /> <br />The site plan is proposing to construct an 185,000 square foot office/warehouse facility with a <br />possible 28,800 square toot future addition. <br /> <br />The proposed site plan appears to meet the front yard, rear yard, and side yard setbacks <br />established in the Industrial district. Staff is requesting a revised site plan that establishes the <br />setbacks on the subject~' ~' <br /> property. Staff will then be able 'to make a final determination as to <br />whether or not the proposed site plan is in compliance with City Code. <br /> <br /> <br />
