The Industrial district restricts lot coverage to 35%; the site plan is proposing to construct <br />185,000 square feet of building space on 14 acres, which equates to approximately a 30% lot <br />coverage. <br /> <br />The site will derive three (3) access points from the'extension of Azurite Street. <br /> <br />A conceptual grading and drainage plan has been discussed with the City Engineer. A <br />preliminary grading and drainage plan will have to be submitted before the City Council <br />meeting. The proposed development will be required to obtain a permit from the Lower Rum <br />River Water Management Organization. <br /> <br />City Code requires all driveways and off-street parking areas to be paved and finished with B- <br />6/12 concrete curbing. It would appear that the site plan complies with City Code. Staff is <br />requesting a revised site plan that verifies that concrete curbing will be applied around the <br />perimeter of all concrete~and bituminous areas. <br /> <br />The exterior building materials for the structure are proposed to consist of pre-cast concrete <br />panels with a pre-finished metal cap, this meets the architectural standards established in City <br />Code. <br /> <br />The landscaping plan is acceptable. Staff is requesting additional foundation plantings be <br />included around the facility and a few additional trees be planted along the southeast property <br />line. <br /> <br />The facility will be served by municipal sewer and water facilities. The site plan is absent of a <br />lighting plan.
