CASE # "7 <br /> <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT; <br />CASE OF EIGHTY SEVEN LLC <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />Mark Strandlund of Eighty Seven LLC has submitted an application for a comprehensive plan <br />amendment to change the land use designation on the southwest quadrant of T.H. #47 and 153~d <br />Avenue N.W. from commercial to medium density residential. The comprehensive plan <br />amendment, coupled with their rezoning request, would allow the applicant to construct a <br />townhouse development on the property. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) General development plan for the subject property <br />c) Proposed Resolution authorizing submittal to Metropolitan Council <br /> <br />Notification: <br /> <br />State law requires that the City notify property owners within 350 feet. Staff sent the public <br />notice to property owners within 500 feet. <br /> <br />Observations: <br /> <br />Eighty Seven LLC is requesting an amendment to the '1995 Comprehensive Plan to allow for a <br />medium density townhouse development. Medium density is restricted to a maximum of 7 units <br />per acre. The 1995 Comprehensive Plan indicates that the subject property is designated for <br />commercial uses.. The March 2001 Draft of the Comprehensive Plan shows the subject property <br />designated for medium density residential and therefore the proposed development is consistent <br />with the March 2001 Draft Comprehensive Plan. <br /> <br />Recommendation: <br /> <br />The Planning Commission should review the proposed Comprehensive Plan Amendment and <br />either recommend approval or denial of the request. <br /> <br /> <br />
