A detailed drainage and grading plan will be addressed during the preliminary plat process. <br />There is an existing stormwater outlet on the property. Care should be taken to prevent the <br />placement of any structures over the outlet pipe. The outlet pipe alignment will also need to be <br />protected with a drainage and utility easement. If this is not workable, then the outlet pipe <br />should be relocated. The project is also subject to the review and permitting process of the <br />Lower Rum River Watershed Management Organization (WMO). <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval subject to the property receiving a rezoning and a <br />comprehensive plan amendment, and compliance with City Staff review letter dated November <br />28, 2001. <br /> <br />It is noted that the outcome of all of the reviews may impact the actual number of townhome <br />units on the subject property.
