REQUEST FOR SITE PLAN REVIEW OF <br />SUNFISH GATEWAY DEVELOPMENT PHASE II; <br />CASE OF SHARP AND ASSOCIATES, L.L.C. <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Sharp and Associates, <br />L.L.C. The site plan is proposing to construct phase II of Sunfish Gateway. The area is generally <br />located in the northwest coruer of McKinley St. N.W. and Sunfish Lake Blvd. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan <br />City Staff review letter dated November 30, 2001 <br /> <br />Notification: <br /> <br />Site plans are not subject to a public hearing. <br /> <br />Observations: <br /> <br />The subject property is zoned Industrial and the site plan is proposing to construct a multi-tenant <br />office and warehousing structure. The proposed activities are permitted uses within the <br />Industrial District. The site. pla.n is prOPosing to construct a one-story 29,450 square foot <br />building. The structure will be constructed with 14 loading docks. City Code only requires one <br />loading dock for the proposed structure. The building is divided into 8,835 square feet of office <br />space and 20,615 square feet of warehousing space. ~ <br /> <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the <br />Industrial District. The Industrial district restricts lot coverage to 35%; the site plan is proposing <br />to construct a building footprint of 29,450 square feet on three parcels that equal 9.7 acres. Phase <br />I of Sunfish Gateway consists of 50,062 square feet of building footprint. Therefore the <br />development results in a combined building square footage of 79,512 square feet for a total of <br />18% lot coverage. <br /> <br />Phase II will derive access from existing access points that are located on McKinley Street and <br />Sunfish Lake Blvd. <br /> <br /> <br />
