Joe Volavka - 5060 143ra Avenue N.W. - Stated that only 1 out of the 10 Holiday Stations stores <br />he called was a 24 hour operation and inquired if Ramsey could reduce the proposed hours of <br />operation for this new Ramsey store. <br /> <br />Mr: Sacco stated that if there is no need for 24 hour service, the store probably will not be kept <br />open 24 hours a day. <br /> <br />Chairperson Nixt noted that the station could accommodate credit card gas purchases that would <br />not require the convenience store to be open for business. <br /> <br />John Baregi noted that Holiday is the only company in the-Metro area that has voluntarily <br />implemented Stage I recovery to capture fumes escaped during the filling of underground tanks <br />and bring those fumes back to the terminal to be burned off. He also attested to Holiday's safety <br />record. <br /> <br />The Commission proceeded to review the lighting, drainage, landscape and screening plans. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Wivoda, to recommend that City <br />Council grant site plan approval to the Holiday Station Store contingent upon compliance with <br />the City Staff Review Letter dated December 1, 2000, and a reduction in hours of operation <br />consistent with other similar facilities in close proximity to residential neighborhoods, which <br />hours are subject to research and recommendation by City Staff. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Wivoda, Kociscak, Reeve, and <br />Watson. Voting No: None. Absent: Commissioners Griffiths and Johnson. <br /> <br />Case #9: <br /> <br />Report On Orchard Hills Preliminary Plat Traffic Generation Analysis and <br />Park Dedication Fees <br /> <br />Ms. Wald reported that the Traffic Generation Analysis for Orchard Hills prepared by Hakanson <br />Anderson has been completed. In summary, the report indicates that there will be minimal <br />impact to local roads as a result of the proposed development. Also, the Park Commission has <br />recommended a cash payment to satisfy park dedication requirements for Orchard Hills. Ms. <br />Wald then distributed copies of a letter from Mn/DOT regarding Orchard Hills which states that <br />a drainage permit will be required from Mn/DOT and recommends no access to T.H.#47. <br /> <br />Case #10: Monthly Status Report <br /> <br />Noted. <br /> <br />Case #11: Zoning Bulletins <br /> <br />Noted. <br /> <br />Planning Commission/January 2, 2001 <br /> Page 14 of 15 <br /> <br /> <br />
