There should be no reason to <br />use St. Andrews Lane or other local streets. <br /> <br />Brad Lano - 15717 St. Andrews Lane - Stated his home is at the very edge of this development <br />and traffic flow is an issue. There have been 3 modifications to the Northfork covenants and <br />wondered if there would be more modifications because some of these lots are only 1 acre in <br />size. Will these 40+ lots be phased in? <br /> <br />Mr. Peck replied that Northfork has Class A and Class B lots. Class A lots requ. ire larger homes <br />than Class B lots. Every lot in St. Andrews Addition will be a Class A lot. No standards will be <br />reduced. He also stated that he is in favor of increasing the structure setback on Lots 11 and 12 <br />of Block 2 to a point where the width of the lots are 160 feet wide, because the alternative of <br />combining the two lots would create one incredibly large lot. <br /> <br />Steve Jankowski stated that the resolution to Lots 11 and 12 sounds workable, but he would have <br />to review the dimensions before making an analysis. <br /> <br />Motion by Chairperson Nixt and seconded by Commissioner Watson to recommend that City <br />Council approve the preliminary plat for St. Andrews Addition contingent upon compliance with <br />the City Staff Review Letter, and the configuration of Lots 11 and 12 will be conditioned upon <br />the Developer submitting a revised preliminary plat that addresses structure setback issues to the <br />satisfaction of the City Engineer. <br /> <br />Motion Carried.
